Coles To Anchor Proposed New St Clair Town Centre

31 March 2011

Proposed plans were released today by the joint venture (AVJennings and Urban Pacific) for the new $78m St Clair Town Centre – to be built around a new St Clair Train Station.  The plans include an agreement with Coles to become the centre’s major retailer.

A vibrant Village Square with cafes, open air markets and outdoor dining are at the heart of proposed centre which is set to open in late 2012.

The multi faceted Town Centre will cover more than 2.5 hectares and include a Retail Centre, a pedestrian-friendly High Street, Urban Park, Community Sporting Club and Bistro and the proposed St Clair Railway Station and Station Plaza.

The proposed Town Centre plans form part of the overall St Clair community masterplan.

St Clair Project Director Rob Bau said the St Clair Town Centre will create approximately 200 permanent jobs and provide a great environment for the community to shop, socialise, relax, work and play.

“The Town Centre will have many unique elements - all linked by tree lined boulevards and landscaped walkways.

“The Village Square will bring the al fresco cafe lifestyle enjoyed by so many South Australians to St Clair. It will run directly off the High Street and become the central meeting point for the community to catch up with friends and family.”

“Public art, water features and shading from mature trees will add the ambience and enjoyment of the Village Square.”

The Retail Centre, which is also positioned off the High Street, is proposed to be home to a full line Coles supermarket, speciality and convenience stores, services like newsagents and hairdressers, and commercial offices.

High quality open space environments are a key feature at St Clair. The development will be home to 22 hectares of open space including parks, wetlands and a sports oval. All connected by a network of pedestrian and cycle paths.

The Town Centre will be home to an Urban Park which will provide a venue for community events and outdoor entertainment. The grassed park will incorporate an outdoor stage and play space and be bordered by native trees.

The proposed St Clair Railway Station and Station Plaza will directly connect the Town Centre with Adelaide’s CBD.

The Station Plaza has been designed as a “walk up” or “kiss and ride” service and will incorporate outdoor dining, retail kiosk, short term parking and public art. Residents will be encouraged to walk or cycle to the station rather than driving their own car.

The Town Centre will also be framed by apartments designed for residents seeking a low-maintenance lifestyle with easy access to local amenities and Adelaide’s CBD.

Being just 8 kilometres from the city, St Clair will be an easy 15 minute commute for local residents. Residents at St Clair will be no more than 800 metres from a rail service.

St Clair is really taking shape with work nearing completion on the main recreation oval and the civil works now complete on roads, footpaths and services in Woodville.  Construction has also started in Cheltenham, said Mr Bau.

“The first of the new residents have now moved into their homes and the community is starting to build.”

St Clair is Adelaide’s freshest new development, master planned over 64 hectares with a vibrant mix of parklands, wetlands, housing styles and retail outlets.

It combines redevelopment of the former Sheridan site in Woodville and the Cheltenham Racecourse - making it one of Australia’s largest infill projects - and creating a whole new address in Adelaide’s west.
